There are maybe a dozen roofing contractors in Northeast Florida who could credibly bid this job. There are fewer who could actually execute it. Why This Isn't a Normal Reroof
Most commercial roofing conversations start and end with square footage and material cost. This project starts with a harder question: how do you replace a roof over a fully operational, revenue-generating luxury resort — one with guests in the rooms, staff running events, and members expecting the same experience on day one of construction as day ninety — without ever shutting the doors?
The Lodge & Club's roofline is a mix of systems, not one uniform surface: clay tile over the main structures and TPO (thermoplastic polyolefin) membrane over lower-slope and flat sections — pool decks, connector roofs, and mechanical areas. Each system has a different install method, a different failure point, and a different tolerance for the salt air and wind-driven rain that define oceanfront Ponte Vedra Beach. Getting one system right is standard commercial work. NEXGEN structured the project into four sequential phases, moving section by section down the property's roofline so that at any given time, the majority of the resort remains fully operational.
This sequencing isn't just a scheduling convenience — it's to ensure the experience of the guests goes uninterrupted. Each phase is fully dried-in and inspected before the next begins, so there's never a point where the building is more exposed than absolutely necessary during the rainy season.
