What the Letter Actually Means — And What It Doesn't


Non-Renewal vs. Cancellation

There are two types of notices and they work differently.

A non-renewal means your carrier is not renewing your policy when it expires at the end of your current term. Florida law requires 120 days notice before expiration. That is four months. That's real time to work with — if you start now.

A mid-term cancellation means they're ending your policy before it expires. That requires 45 days notice. Less time, same urgency.

What the Letter Cannot Do

Here's what the letter will not tell you: under [Florida Statute 627.7011], your insurance carrier cannot non-renew your policy solely because your roof is under 15 years old. Day 2: Call Your Mortgage Lender


If you have a mortgage, you have a lender who requires continuous homeowners insurance. They need to know you're working on this.

If your coverage lapses — even for a single day — your lender will purchase [force-placed insurance] on your behalf. Force-placed insurance is chosen by your lender, not you. It covers the structure only — not your belongings, not your liability. And it typically costs two to three times more than standard coverage, added directly to your mortgage payment.

A quick call or email to your lender — telling them you've received a non-renewal notice and are actively addressing it — puts them on notice and keeps force-placement from being triggered automatically. Follow it up with written confirmation as soon as you secure new coverage.


Days 3–7: Make the Certification-or-Replacement Decision


Based on the inspection, you'll have a clear picture. Here's how to think about it.

Certify the roof if: the roof has 5 or more years of solid useful life remaining, no active moisture issues or structural concerns, and the underlying system is performing as designed. Certification is the right answer when the roof genuinely has life left — and it's the honest answer we'll give you if that's what we find. A certified roof can satisfy your current carrier, qualify you with a new one, and buy you real time before replacement becomes necessary.

Replace the roof if: the roof is at or near end of life, certification would just defer the problem by a year or two, or the financial math works in your favor. Here's why replacement sometimes wins: a new roof removes the non-renewal issue entirely for 15+ years. Days 14–30: Get It Done and Secure New Coverage
